A neighbors-first open house in 5 steps
Meet the street before the public comes. Be kind, be useful, and stay in touch.
The people who live on the street are often the open house visitors worth knowing best. Here is a simple way to meet them first. Each step works by hand and also says what Zallant does for you.
The five steps
First: Ask the sellers and your broker. Make sure the sellers are happy to have neighbors in first, and follow your brokerage's open house rules. If you are hosting for another agent, ask them too.
With Zallant: Your open house sign-in page and QR sign are ready in a minute, for any address you type.
A week before: Invite every neighbor the same way. Print the invite card below, add the address and the time, and hand it out or leave it at each door on the street (never inside a mailbox). Invite every home the same way.
With Zallant: The invite card on this page prints on a Letter sheet, four cards to a page.
On the day: Hold a neighbors-first hour. Open the first hour just for neighbors. Answer questions about the home and the street, and let people look around at their own pace. No pitch needed.
With Zallant: Guests sign in on their own phone with your QR code, and you get an alert the moment they do.
At sign-in: Ask "Do you live nearby?". Neighbors aren't buying this home, so they don't want buyer follow-ups. Knowing who lives nearby lets you thank them the right way.
With Zallant: Tick the ready question "Do you live nearby?" on your sign-in form. Neighbors get the thank-you email only, with a line about selling some day, and show as "Neighbor" in your leads.
After: Thank them, then stay in touch kindly. Send a short thank-you the same day. Offer a seasonal note to anyone who wants one, and only send it to people who said yes.
With Zallant: The thank-you goes out the moment they sign in. Guests can tick a separate yes to your newsletter, and a ready-written one comes every two months to send from your own email.
Questions agents ask
Why invite the neighbors first?
Neighbors may know someone who would like to live on their street, and some will sell one day themselves. A friendly hour just for them is a calm way to meet them, with nothing to sell.
Can I put the invite in their mailboxes?
No. In the US, mailboxes are only for stamped mail. Hand the card to people, or leave it at the door.
What should I say to a neighbor?
Keep it easy: thank them for coming, answer what they ask, and say you're happy to answer questions about the area any time. Ask before you add anyone to your emails.
