How to ask past clients for referrals

Your past clients already like you. Many of them would be glad to send a friend your way. They just need to be asked at the right moment, in your own words, with an easy way to do it.

For: Past clients, from closing day on.

The plan

  1. Ask when it feels natural. Good moments: right after closing, when they thank you, when they send a move-in photo, and around the one-year mark in their home.
  2. Keep it personal and short. Use their first name and yours. One or two sentences is plenty. Send it from your own email or phone, like any other note to a friend.
  3. Give them something easy to pass along. A personal link they can forward does the work for them. When a friend reaches out through it, you know exactly who to thank.
  4. Thank every referral. Call or send a note, whether or not it turns into a sale. Never pay for referrals: real estate referral rules (RESPA and state laws) limit what you can give, so a sincere thank-you is the safe choice.
  5. Ask once, then stay in touch. Don't repeat the ask every month. Keep in touch the rest of the year, and ask again when the moment fits.
