Your first 10 clients: the one-page plan
For every student, in class or by email.
- Write your list. 100 to 200 people you know. Name, how you know them, how to reach them. Keep it in one place you'll open every day.
- Tell everyone you're licensed. One friendly note to all, then a personal call or message to each, from your own phone. Have your broker check the note first.
- Hold your first open house. Ask to host an agent's listing. Greet, ask "What brings you out today?", use an easy sign-in. Follow up within 24 hours. Send the listing agent a short summary.
- Ask for your first review. After you help someone: "Would you write a few honest lines about working with me?" Real clients only. Never pay. Never fake.
- Thank every referral. Thank right away (call, card, note). Never reward referrals with cash or gifts. Ask your broker about RESPA and your state's rules.

What to say
- Announcement: "I'm now a licensed agent with [Brokerage]. If you or anyone you know has a question about buying or selling, I'd love to help."
- Open house: "Welcome! What brings you out today?"
- Review: "Would you mind writing a few honest lines about working with me?"
- Thank-you: "Thank you for sending [Name] my way. It means a lot."
General information, not legal advice. Schools, trainers and agents follow their own state's rules and their broker's.
